美國房價4月狂漲12%，創近7年最大漲幅

美國房市漲勢超出預期，據房地產資訊網站CoreLogic統計，4月份美國全國房價較去年跳增了12.1%，創自2006年2月以來最大漲幅。若與前月相比，房價月增率亦達3.2%。

CoreLogic首席經濟學家Mark Fleming表示，房價上揚力道的確令人驚訝，市場對新屋需求增加，而低供給瓶頸短期難以突破，造就了房價水漲船高的良性循環，這種狀況在西部州郡最為明顯，房價年增率20%以上的不在少數。

當月份房價升值幅度最大的前五名，分別為內華達州漲24.6%，加州漲19.4%，亞利桑那州漲17.3%，夏威夷漲17%，與橘郡漲15.5%。不過，儘管房價漲勢猛烈，這些地區也是次級房貸風暴期間災情最慘烈的市場。除此之外，如與2006年至2007年時所創的高峰相比，目前的價格水平仍相形遜色，約低了22%。
